Be Smart House Seller
10 Secrets to selling Your Home Faster
#1
Decide if you’re really ready to sell
You’ll save yourself a lot of time later if you don’t start the process of selling your house before you know for sure if you’re ready for it.
Here are a few questions to ask yourself:
- Have I built up enough equity in this house to sell? If you owe more than your house is now worth, it might be better to wait.
- Am I ready to leave this home behind? Homeowners tend to love their homes. Make sure you’re emotionally ready to let go.
- If space or functionality is the issue with the house, is buying new the smartest financial move? Sometimes taking out loans for renovations can be a better fit for you than a bigger mortgage.
#2 Find the right real estate agent.
Hire a real estate agent with a track record of sales that proves they know how to sell your house fast. Are they familiar with your neighborhood? Can they walk into your home and tell you precisely what buyers will love? Make sure your agent hires a photographer and arrange virtual video for your home, shares a variety of photos and video and on their listings, and promotes their properties online, including social media. Interview several agents to ensure you’ve found a good fit for you, your home, and your neighborhood.#3 Choose the right time to sell
Spring and summer are typically the best times to sell your home, as families want to move before the school year starts, and nice weather makes for easier home viewings and inspections. But increased inventory means spring and summer buyers can afford to be pickier, and the climate in different areas can affect the best time to sell a house, too. Work with your real estate agent to decide when the best time to put your house on the market is where you live, and then use that as a target date to have your home sale-ready.
#4
Space, Space, Space
You obviously can’t make your house bigger, but your home will look bigger and its best features will stand out best when there is the least amount of stuff in it. Storage space, Kitchen/Bath are a big selling point for buyers, and the less of your stuff they see in the closets, counters, fireplace mantels, laundry room shelves, tabletop, the bigger your spaces will look.
Remember ‘Space’ is a magic word. Go through all of your stuff and donate, give away, or trash anything you don’t love or need, or invest in temporary outside storage.
#5
Restaging Your Home
Buyers want to walk in and see an open—yet intimate—space that inspires conversation. Does your home invite buyers to sit and stay a while? Is there furniture block the walking path?
Your realtor will play a vital role in your homeselling experience. The best realtor will be a combination of a personal advisor, consultant and negotiator. He can lend a fresh eye and help you reimagine your home for getting the best effect of selling, at minimum costs.
#6 Make small upgrades to your house
Don’t go overboard on major remodels or renovations as you probably won’t get your money back. Instead, focus on small upgrades that can wow buyers, particularly in the front-yard, kitchen and bathroom, where you’re most likely to see a return on investment. Of course, every home is different. Before you spend a loonie freshening your home up, ask your realtor for advice. A true pro knows what buyers in your area want and can help you maximize your home’s appeal without busting your budget.#7
Price your Home Right
Pricing your home correctly can be the single most important factor when you’re selling your house.
There are numerous factors that affect home value, but some have a bigger impact than others. The top three are:
- Location: including the land value, your home’s proximity to schools, transportation, shopping
- Comparable sales : the prices of recently sold homes in your area.
- Home Condition : Your building value, any deterioration, tear & wear, any major upgrade
You can’t do anything on the factors of Location and Comparable Sales, but you may be able to do something on Home Condition for pricing your home higher. Talk to your realtor.
